1. What projects, initiatives, or types of work have beenkeeping your team busiest during the first half of 2026?
We specialize in the IndustrialOutdoor Storage (IOS) real estate asset class. Institutional buyers have pulledway back from their cowboy nature of a few years ago. Because the economy hasbeen generally slow and world events have presented "fairly significantuncertainties" (as the politicians would say), tenants have been slow tomake big changes, expansions, or investments. This means that investors areslow to take risks on a mark-to-market investment thesis because theirconfidence in their ability to successfully raise rents has diminished. Thismeans they are not paying the sky-high prices they used to pay. This has sloweddown the rapid acquisitions by IOS investors lately, which has certainlychanged the landscape of our business.
2. What trends orshifts have stood out most to you so far this year within your industry?

3. What challengesor opportunities have had the biggest impact on your business during the firsthalf of 2026?
Inventory is still so, so tight.While the economy is fairly locked up right now, it is still hard to find goodindustrial real estate located anywhere near a highway in Greater Boston oreven Eastern New England. The people who have Industrial Outdoor Storage (IOS)real estate to sell or lease will be in the driver's seat when negotiating witha buyer or tenant.
4. As we look aheadto the second half of the year, what are you watching most closely?
Relationships with tenants who needto find a place to move are great for developers and landlords because they areable to "de-risk" their acquisitions and development projects. Goodrelationships like this are rare, but they can be extremely lucrative to asavvy real estate developer.
